
How to Secure the Booking and Pay The Rent: I am happy to chat with you on the phone to answer all your questions, ring me or drop me an email! But basically, all it takes is this: You fill out and send in the contract (click to download, below) via regular mail to my address (you'll find that in the contract), along with a deposit and the cleaning fee (a personal check is fine), and that reserves your booking. You need to send the rent and the tax at least 60 days in advance of your stay.
High Season Rates: Includes Easter vacation (the week before Easter Sunday, and the week including Easter Sunday), and beginning the week including Memorial Day Weekend (typically end of May) through September 30th. Rates are $3,475 per week. Week including Fourth of July is $3,975 (Fourth of July in Santa Cruz is absolutely unbelievable, this is a perfect location and is well worth it!). A week is always Saturday to Saturday (4 PM check in to 11 AM check out).
Winter Holiday Season: Includes Thanksgiving week, Christmas week. and New Years Week. Rates are $2,975 per week. A week is always Saturday to Saturday (4 PM check in to 11 AM check out).
Off Season Rates: From September 30 up to the week (but not including) Memorial Day Weekend (typically end of May) excluding Easter vacation (as defined above). and excluding Winter Holiday (as defined above), Rates are $2,475 per week. A week is always Saturday to Saturday (4 PM check in to 11 AM check out).
Multi-week discounts: for stays over a week, the second week is 10% discount and the third and additional weeks are 15% discount.
For less than week rentals: Rates are $1,000 per night, 2 night minimum. Additional nights discounts are similar above, $900 for the third night and $850 for the fourth and additional nights. Note, it might be more economical in your situation to rent for a week depending on the season. Special note for non-weekly rentals which are either less than 3 days, or which cross a Saturday checkout boundary (see below): If these dates occur within the High Season or Winter Holiday Season, bookings will not be accepted farther in advance than 30 days. In other words, we can't block a week out in these seasons for a 2 night booking, or block 2 weeks out in these seasons for what might just be a 3 or 4 night booking way in advance. We are happy to accept a tentative booking for that time period including accepting fees, and at any time up to 30 days prior, either confirm the booking should no other occupancy be confirmed, or return the advance fees in the other case.
$500 REFUNDABLE BOOKING and SECURITY DEPOSIT REQUIRED at the time of booking, $175 NON-REFUNDABLE CLEANING FEE REQUIRED also at the time of booking. Please add 10% Santa Cruz County required tax to rental rates.
Advanced Bookings: accepted up to 1 year in advance. Rates subject to change at any time. Bookings made are secured with rate published at time of booking irrespective of rate change subsequently published.
If you need to rent crossing a Saturday checkout boundary, use either the per night formula for the entire stay, or the week rate plus the additional nighly rates above (excluding the 2 night minimum), whichever is less.
If you need a late checkout, we can try to accomodate if the time window until the next renter arrives allows. It's a big house and really does take that much time to clean and laundry. If you want to secure an afternoon or evening checkout, please consider booking an additional day.
NO PETS OR SMOKERS PLEASE.
Maximum occupancy is 8 non children, or 10 total including children (children defined as 10 and under). This is because there is only proper bedding for 8. Although we really aren't thrilled about it, the home can accomodate more, in which case, each additional non child over 8 or total occupants over 10, is 10% per person overoccupancy charge up to an absolute maximum of 15 people. Note there are only sufficient linens and towels and dishware for 10 people, and even then, you're running the laundry and dishwasher alot. The rental contract does ask you to list names and child/non-child of who will stay overnight in the house. Also, moving furniture to accomodate additional people, or for any reason, is specifically prohibited. This all relates to our insurance and the cleaning and set up staff, thank you for your understanding.
No Parties or Functions without Explicit Permission. We understand folks might want to have a visitor or two during your stay, which is of course fine - you're on vacation! However - functions, parties, get togethers, reunions, birthdays, etc, where you are inviting many other people to the house is not permitted unless you speak to us first so we understand your plans. Generally, we never want to see more than 15 people at the house at any one time unless you make arrangements with us in advance.




Young Children, Older Folks, Physically Challenged: The house set up is quite freindly to kids, older folks, and physically challenged. There aren't any stairs or cliffs to get to the beach for example, it's a paved path and a crosswalk right to the sand. Theres's a nice driveway right to the house. However, that said, the house is not child proofed. The gas fireplace for example has a glass window which gets really hot if you turn it on; there are glass doors in the home, pull chains for the window coverings, upstairs decks, a street to cross to get to the beach, and so on. Also as mentioned, although there's only one porch step to enter the house, the master bedroom, the kitchen and great room, are upstairs. They are nice wide stairs with a middle landing, but, they are stairs. Also, there aren't extra handrails in the bathrooms or other handicapped access modifications to the house. We realize these sorts of things might make it a little harder for older folks or physically challenged folks who might prefer a one story house or a home explicitly set up for handicapped access. Things for you to consider.
Parking: There is plenty of parking on the driveway and also in the garage. You can put a single car in the garage and easily 3 or even 4 cars, or a boat on a trailer, in the driveway. NO RV's without permission in advance.
Apologies for the complications of the rate structure and policies; from the experiences we've had renting, we've done our best to be explicit, competitive, and fair with all of the situations we've encountered over time. Our approach is to be straighforward and honest. As a result, please don't ask us to negotiate rates or policies.
